The PropertyForm Bespoke™ package is designed for property owners, leaseholders, residents' groups, community organisations and other clients whose property or community project requires a more comprehensive level of corporate formation preparation and coordination.
The package combines enhanced corporate formation support with professional assistance in establishing the company for the proposed project. It is suitable where the client requires more than straightforward incorporation but does not require a separately scoped bespoke corporate structure.
The service is available to UK and overseas applicants and can accommodate one or more directors, individual or corporate members or guarantors, including mixed individual and corporate participation where applicable.
You can provide your proposed company name, relevant participants, proposed corporate purpose, project information and other formation requirements through the application process.
The following digital company documents will be provided following successful incorporation:
1. A Certificate of Incorporation;
2. The Memorandum and Articles of Association;
3. Other applicable digital incorporation documentation.
Coddan will review the information provided for your property or community project and consider the proposed company formation requirements within the agreed scope.
You can appoint your own candidates as directors and members or guarantors, including corporate participants where applicable. Your proposed corporate purpose, relevant project arrangements and other formation information can also be provided as part of the application.
Your application will be reviewed by an experienced member of the Coddan team before it is submitted electronically to Companies House. We check the information provided for obvious omissions, inconsistencies and errors and will contact you where clarification or additional information is required before submission.
Our role is to provide the corporate formation, preparation and company administration support within the agreed scope. Where your project involves legal, property, tax, accounting or other specialist questions, you can continue working with your existing professional advisers or appoint the appropriate specialist adviser.

Formation of the company normally takes 24–48 hours once we have received a complete application and the information required to proceed.
We will submit your completed incorporation application electronically to Companies House following our professional review and completion of the agreed formation preparation.
Companies House processing times can sometimes vary. Although many applications are processed within the normal timeframe, there may be occasions where incorporation takes longer because of circumstances outside Coddan's control or where Companies House requires further information.
If you require your company to be incorporated more urgently, a guaranteed same-day incorporation service can be requested separately, subject to the applicable requirements and service conditions.
As an Authorised Corporate Service Provider (ACSP), Coddan must comply with applicable identity-verification and customer due-diligence requirements when providing company formation services.
Directors must complete the applicable Companies House identity-verification requirements and, where applicable, PSCs may also have identity-verification requirements. UK and overseas applicants can use the available verification routes where eligible.
Where verification is required as part of your formation process, our compliance team will provide instructions regarding the information and identification documents required. The applicable process may depend on the circumstances of the individuals involved and the verification route available to them.
Completion of the required verification is an important part of the formation process. Delays in providing the required information or completing the applicable verification process may result in a delay to the incorporation service.
