Built-environment practice recognition and regulatory readiness
Incorporation can create an LLP for an accepted practice, but it does not register the firm with RICS, authorise a professional title, place insurance, implement client-money controls or make the practice operational.
The people or organisations involved may be surveyors, valuers, quantity surveyors, project managers, engineers, architects or related built-environment professionals establishing a client-facing practice. Identify the actual disciplines, services, locations, qualifications, professional status, ownership, management, insurance, client-money activity and delivery team.
The participants must intend to carry on a lawful client-facing business with a view to profit. A credible plan identifies services, clients, responsibility, delivery and revenue. A dormant credential-holding entity or vehicle created only to imply professional standing is not enough.

Without an effective agreement, LLP defaults include equal capital and profit sharing, management participation by all members, no remuneration merely for management, unanimous admission, majority ordinary decisions, unanimous change to the nature of the business, access to records and no majority expulsion power unless agreed. Those defaults do not allocate professional responsibility, satisfy a regulator or insurer, control client money or create appointments and technical systems.
